Welcome to the Falls of Cherokee-Ridge View Homeowners Association Architectural Control Committee (ACC) page! We are a Homeowners Association requiring mandatory participation for all homes governed by the DECLARATION OF COVENANTS, CONDITIONS AND RESTRICTIONS FOR THE FALLS OF CHEROKEE. Our Board of Directors appoints a three-member Architectural Control Committee to ensure that any modifications to your home and property adhere to the process outlined in the Covenants and are in compliance with the listed Conditions and Restrictions. They also strive to keep our Design Standards current and maintain a unified community appearance.
The Architectural Control Committee (ACC) strongly recommends that all new homeowners review the Covenants and Design Standards to become familiar with the expectations prior to making a purchase in our community. Furthermore, current homeowners should refresh their knowledge of the restrictions and requirements before submitting any requests to modify their homes and property. A $500 fine or more will be assessed on any homeowner that fails to obtain approval as required by the Covenants prior to commencing a modification without approval from the ACC. A thorough understanding of both the requirements and your rights can make the process more efficient. In addition, any new homeowner looking to purchase a lot to construct a new home should contact the Homeowners’ Association (HOA) prior to the purchase and acquire the New Construction Checklist. It is important to note that our community was developed in multiple phases over a span of 10 years, and thus new home construction must comply with the standards that were in place during the phase of construction of homes on the surrounding lots.
BEFORE YOU SUBMIT
ACC requests must be submitted at least four (4) weeks before the anticipated project start date. Homeowners should not schedule contractors, order non-refundable materials, or begin work until written ACC approval has been received.
Please review the Declaration of Covenants, Conditions and Restrictions (CCRs), Design Standards, and ACC policies before submitting your request. Most exterior modifications, additions, alterations, landscaping changes, tree removals, fences, pools, driveways, exterior color changes, and similar projects require ACC approval prior to construction.
IMPORTANT
• Do not begin work until written ACC approval is received.
• Failure to obtain ACC approval before starting a project may result in a minimum $500 fine and additional enforcement action.
• ACC approval does not replace any required permits, inspections, or governmental approvals.
• Homeowners are responsible for complying with all applicable laws, codes, permits, easements, and utility restrictions.
• Incomplete submissions may delay review.
REVIEW AND APPROVAL
• The ACC may approve, conditionally approve, deny, or request additional information.
• The ACC has up to thirty (30) days after receiving a complete application to act.
• ACC members may contact the homeowner or visit the property as part of the review process.
• All decisions will be provided in writing.
PROJECT COMPLETION
Approved projects should be completed within one (1) year of approval. Significant changes to approved plans must be resubmitted to the ACC for approval prior to implementation.
CERTIFICATION
By submitting this request, I certify that I have reviewed the CCRs, Design Standards, ACC policies, and other applicable governing documents of The Falls of Cherokee-Ridge View HOA. I further certify that this request complies with those requirements and that the information provided is accurate to the best of my knowledge.
I understand that ACC approval does not replace required permits or governmental approvals, that no work may begin until written ACC approval is received, and that failure to comply with approved plans, conditions of approval, or the Association’s governing documents may result in fines or other enforcement action.
ACC requests must now be submitted through your AMG Account Portal or via the AMG Home app on your smartphone. You do not need upload an ACC request form. The entries on the Architectual Request page replaces the old ACC form. You must upload all required additional information
